Daniel R. Nelson
Daniel R. Nelson has been the owner and principal appraiser of Valley-Wide Appraisal Services since June 2021. The business is a sole proprietorship, not an LLC — when you call, you reach the appraiser directly, not a dispatcher or a franchise office.
Before starting Valley-Wide, Daniel worked at Fatzer Appraisal Group Inc. in Sacramento. He joined as a Senior Data Analyst from July 2019 to April 2021, where he collected and interpreted data supporting residential appraisal assignments and reviewed reports for accuracy and compliance with Fannie Mae and Freddie Mac requirements. From April to June 2021 he worked there as a Licensed Residential Appraiser before founding Valley-Wide.
Today he completes roughly 75 to 100 residential assignments a year across the Sacramento Valley and surrounding counties.

What "Licensed Residential" means for you
California's Licensed Residential credential authorizes Daniel to appraise 1-4 unit residential properties: single-family homes, condominiums, and two-to-four unit residential properties.
For federally related transactions, such as a loan from a federally regulated lender, appraisers holding this license are limited by federal guidelines to non-complex properties valued under $1,000,000 and complex properties valued under $400,000.
Those specific dollar limits are tied to federally related loan transactions. For private, non-lender work — estate and date-of-death valuations, divorce proceedings, pre-listing consultations, and property tax appeals — no federally regulated lender is involved, so those transaction-value limits don't apply in the same way. Every assignment, private or otherwise, is still undertaken within the scope of Daniel's license and demonstrated competence.
