Laguna West and Lakeside
Built around a 73-acre private lake that the Laguna West homeowners association maintains, and annexed into Elk Grove in 2003. Lake access, the HOA and lot position within the plan can all matter to what buyers pay.
Valley-Wide Appraisal Services is based in Elk Grove, so a home appraiser for Elk Grove is not a long drive away. Daniel R. Nelson handles each appraisal personally, from the first call to the finished report, in neighborhoods from the Laguna West lake to the acreage near Sheldon.
Elk Grove is not one housing market. A 1990s lakeside home in Laguna West, a newer tract near Laguna Ridge, a century-old house near Old Town and a few acres off Sheldon Road are each compared against very different sales. Knowing which comparable sales belong in the same conversation is most of the job.
Because the office is in Elk Grove, you are not waiting on someone to drive in from another county, and the appraiser already knows the streets, the subdivisions and which ones carry special taxes. You talk to the same person who inspects the home and writes the report.
Elk Grove is in Sacramento County, so the County Assessor is the office that handles your assessed value. If you are thinking about a reduction in your assessed value, see our page on Proposition 8 property tax appeals.
A general guide to the areas we appraise most.

Newer subdivisions in the Laguna Ridge Specific Plan area. The City of Elk Grove formed Community Facilities District 2005-1 (Laguna Ridge) for this area, so many newer homes carry a Mello-Roos special tax in addition to the usual property tax.
Established tract neighborhoods with a lot of repeat floor plans. That is good for comparison, so the differences that move value are usually condition, updating, lot and any additions.
A historic district listed on the National Register of Historic Places, with buildings mostly dating from about 1870 to 1930. Older homes here are one of a kind, and comparable sales can be few, so the appraisal takes more research.
Elk Grove has age-restricted neighborhoods, including Heritage Lakeside and Glenbrooke. Resale pools are limited to other age-restricted sales, and HOA dues are part of the comparison.
Larger lots and semi-rural parcels east of the city. Land, outbuildings, wells and septic systems come into play, and comparable sales may be a mile or more apart.
Mello-Roos is a special tax that appears on your property tax bill under a community facilities district name. It pays for streets, schools, parks and other public improvements in newer developments. HOA dues are a separate monthly or quarterly cost.
An appraisal does not ignore these. Two similar houses can sell for different prices if one has a special tax of thousands of dollars a year and the other does not. The appraiser looks for comparable sales that share the same kind of recurring costs, or adjusts for the difference with market evidence.
Your county property tax bill lists any district charges, and your HOA documents list dues and what they cover. Having these on hand speeds up the process.
Helpful to have ready for the inspection
Most of our Elk Grove work is private and personal, rather than part of a purchase loan.
A value as of the date of death helps heirs and trustees settle the estate and document the home's tax basis. See date of death appraisals.
A neutral value both sides can rely on for a buyout or a sale. See divorce appraisals.
If your home has gained value, a new appraisal can support a request to your lender to drop mortgage insurance. See PMI removal appraisals.
You send the address and the purpose. You get a firm quote, with most single-family homes and condos at $400 to $500. Daniel inspects the home at a time that suits you, then delivers the written report typically 3 to 7 business days after the inspection.
Extra effective dates, rush requests and court testimony are quoted separately. Everything is explained before you commit.
Other work in the region is on the service area page, and all report types are on the services page.

Yes. If your home is in a community facilities district or an HOA, those recurring costs are part of how buyers in that neighborhood compare homes, and the appraiser considers them when choosing and analyzing comparable sales. Your county tax bill and HOA documents show what applies to your home.
Yes. Rural and larger-lot properties are quoted individually because they take more research. Comparable sales are farther apart and the land, outbuildings, well and septic can matter, so tell us about the property when you request a quote.
Valley-Wide focuses on private appraisals for estates and trusts, divorce, PMI removal, tax appeals and similar needs. Tell us how the report will be used when you request a quote so we can confirm it fits.
Send the address and what the appraisal is for, or call to talk it through first. You get a firm quote before any work starts.
